Life insurance and a mortgage
Life insurance is not generally required by law in Cyprus. However, lenders require life or loan insurance as a condition of approving a housing loan.
The policy is commonly assigned to the lender and must meet its requirements for the insured amount and duration. If a valid claim is made, the lender normally receives the amount owed under the assignment. The treatment of any remaining benefit depends on the policy and assignment terms.
Lenders commonly also require insurance on the mortgaged property against risks such as fire and earthquake, with the lender’s interest noted on the policy.
Requirements vary between lenders and loans. Ask your bank for its written insurance requirements before arranging cover.
You should normally be able to choose another insurer if the proposed policy provides protection equivalent to that required by the lender. The bank should confirm that it will accept the policy before it is assigned.

Tax treatment of life insurance premiums
Qualifying life insurance premiums may be deductible when calculating taxable income in Cyprus.
For 2026, the deductible annual premium for each policy is generally limited to 7% of the insured amount. Life insurance premiums are considered together with certain social insurance, GHS, pension, provident-fund and other qualifying contributions. The combined deduction is generally limited to one-fifth of chargeable income before these allowances.
The actual tax benefit depends on the policyholder’s taxable income and personal circumstances. Partial surrender, early termination or other policy changes may also have tax consequences.
