Life insurance provides a financial benefit if the insured person dies while covered. It can help repay a mortgage, replace lost household income or provide additional financial security for a family.

The appropriate policy depends on what you want to protect, how long you need cover and how much you can comfortably pay. We help you review these needs and compare suitable options from the insurers we work with.

What can life insurance help protect?

Life insurance can be arranged for several different purposes.

Your family’s income

A lump-sum benefit can help your family meet everyday expenses and adjust financially after the loss of an income.

Your mortgage/Loan

A policy can help repay some or all of an outstanding housing loan, subject to the insured amount and policy terms.

Other financial commitments

Cover can be arranged with school fees, personal loans, business obligations or other long-term commitments in mind.

Future financial security

Some whole-of-life policies combine insurance protection with investment or cash-value features. Their charges, risks and guarantees should be reviewed carefully.

Life insurance and a mortgage

Life insurance is not generally required by law in Cyprus. However, lenders require life or loan insurance as a condition of approving a housing loan.

The policy is commonly assigned to the lender and must meet its requirements for the insured amount and duration. If a valid claim is made, the lender normally receives the amount owed under the assignment. The treatment of any remaining benefit depends on the policy and assignment terms.

Lenders commonly also require insurance on the mortgaged property against risks such as fire and earthquake, with the lender’s interest noted on the policy.

Requirements vary between lenders and loans. Ask your bank for its written insurance requirements before arranging cover.

You should normally be able to choose another insurer if the proposed policy provides protection equivalent to that required by the lender. The bank should confirm that it will accept the policy before it is assigned.

Types of life insurance

Different policies are designed for different financial needs.

Level term life insurance
Provides a fixed amount of life cover for an agreed period. It is commonly used to protect a family, replace income or cover financial commitments. Term insurance normally has no savings or cash value. Depending on the policy, premiums may be guaranteed or reviewable.
Decreasing term or loan insurance
Provides an insured benefit that reduces over time. It is commonly used alongside a repayment mortgage or another debt that is expected to decrease. The policy’s benefit should be checked against the lender’s repayment schedule. It may cost less than comparable level cover, although pricing depends on the applicant and policy terms.

How much cover should you consider?

There is no single amount that suits every family. When estimating your needs, consider:

  • Your outstanding mortgage and other debts
  • The income your household would need to replace
  • Everyday living expenses
  • Education or childcare costs
  • Existing savings and investments
  • Life cover provided through your employer
  • How long your family may need financial support
  • The premium you can comfortably maintain

Cover should be reviewed after important life changes, such as buying a home, getting married, having a child or changing employment.

What affects the premium?

Life insurance premiums are based on the cover requested and the insurer’s assessment of the application.

Age

Premiums are generally lower when cover begins at a younger age, although the final price depends on all underwriting factors.

Health and medical history

Existing conditions, previous treatment and family medical history may affect the premium, policy terms or availability of cover.

Insured amount and policy duration

A larger benefit or longer period of cover will generally increase the premium.

Policy structure

Level term, decreasing term and whole-of-life policies are priced differently because they provide different forms and durations of protection.

Occupation and lifestyle

Certain occupations, sports, travel patterns or leisure activities may affect underwriting.

Always answer application and health questions fully and accurately. Missing or incorrect information may affect a future claim.

Tax treatment of life insurance premiums

Qualifying life insurance premiums may be deductible when calculating taxable income in Cyprus.

For 2026, the deductible annual premium for each policy is generally limited to 7% of the insured amount. Life insurance premiums are considered together with certain social insurance, GHS, pension, provident-fund and other qualifying contributions. The combined deduction is generally limited to one-fifth of chargeable income before these allowances.

The actual tax benefit depends on the policyholder’s taxable income and personal circumstances. Partial surrender, early termination or other policy changes may also have tax consequences.

Tax rules can change. Obtain advice from a qualified tax professional before relying on a policy’s tax treatment.

Frequently asked questions

No. Life insurance is not generally a legal requirement in Cyprus. A lender may nevertheless require it as a contractual condition of a housing loan or other credit arrangement.

Term insurance provides cover for an agreed period and normally has no cash value. Whole-of-life insurance is designed to continue throughout life, provided its conditions are met. Some whole-of-life policies also include investment or cash-value features.

You should normally be able to propose a policy from another insurer if it provides protection equivalent to the lender’s requirements. Ask the lender to approve the policy before arranging the assignment.

Qualifying premiums may be deductible, subject to individual and combined limits. The benefit depends on your taxable income and circumstances, so advice should be obtained from a qualified tax professional.

The policy may enter a grace period, lose certain benefits or lapse. A policy with a cash value may operate differently. Check the applicable conditions before stopping or changing payments.

Not always. The insurer may make a decision using the application and health declaration, or it may request medical reports, tests or an examination. This usually depends on factors such as age, medical history and the amount of cover requested.

Some policies allow changes, but an increase may require a new application and further medical underwriting. It may be simpler or more appropriate to arrange an additional policy.

Insurers offer optional benefits for critical illness, permanent disability, accidental death or waiver of premiums. Definitions, limits and exclusions vary, so each benefit should be reviewed separately.

An insurance agent can help assess your needs, explain the available options and support you through the application process. Ask which insurers the agent works with so you understand the scope of the comparison.
